Class 2 water losses affect the whole room through materials such as carpets and cushions. Class 2 is identifiable if the whole room has been affected, and the rate of water evaporation is fast. Notably, water in this classification has wicked up the walls no more than 24 inches. In class 2 water losses, the following materials may be severely wet:

We live in a colder climate here in North Utah County which can cause your home some challenges. Frozen pipes in your home can be a big mess. When pipes freeze, they expand and may burst, leading to major water repairs.
Some helpful tips to prevent frozen pipes:
1: Water conservationists frown on allowing faucets to drip, but letting even a small amount of water to flow through pipes at all times can do a lot to prevent pipes from freezing. A steady drip is all that is needed to keep the pipes free from ice accumulation.
2: Many pipes do not have proper insulation to prevent them from freezing in cold weather. Pipe sleeves and heating tape can be applied to insulate the pipes. It is also a good precautionary measure to caulk around gaps where cold drafts can affect pipe temperatures.
3: Shut off any outside water sources that you don't need, especially if you are expecting particularly low temperatures. When a building is left unattended, make sure the thermostat is set no lower than 55 degrees Fahrenheit.
4: Open cabinet doors under sinks and in storage areas to allow heat from the room to circulate around uninsulated pipes.

This is a challenge that is most likely to occur during springtime, so don’t be surprised if you have this experience in March, April or May when the weather is rainiest. This can happen in an unfinished basement, but cleanup and the related challenges are even more intensive when you have a wet basement that’s also finished with wet carpet, wood or tile.
When you do have water coming in a basement, it is important first to identify the reason for a wet basement floor — which will help you prevent it from happening again. It is equally as important to know how to clean up water in a basement so there’s no lasting damage.
REASONS YOU SEE WATER IN YOUR BASEMENT
When you have water coming in a basement, there is a long list of places to check for the leak. Here is what you should look for first:
- Window Well: It is always nice to have windows in your basement, so you can enjoy a little bit of natural light. Groundwater and rainwater can accumulate, though, and make it more difficult for the integrity of your window wells to hold up. Examine your window wells for signs of leaks, and also check your gutters and downspouts. Overflowing gutters and downspouts can often lead to leaky window wells as water collects around the foundation of your house.
- Honeycomb: If poorly mixed concrete was used to create your basement walls, honeycomb-like air pockets could form and allow water to leak in. You should be able to see these honeycomb formations, and they are relatively easy to treat as part of your basement waterproofing process.

- Floor Drains: Water backups related to your own drain system or even the municipal water supply may lead to flooding up through your floor drain. Your basement’s waterproofing system should include a filter that draws this type of water away from your home. If you have one, and you are still experiencing water backups in your basement, it may be time to have the system serviced and checked for problems.
- Wall Leaks: This is a challenge mostly in older homes. Water gathers in low spots after the soil settles over time. This lower settling level allows for water to begin leaking over the top of the wall of your basement. Water may also leak in through cracks in the middle of your walls, which is one of the more severe basement leaks. Water can then leak into your basement through these cracks, or it can even enter as humidity that creates mold and mildew.
- Sump Pumps: Sump pumps can fail for a number of reasons, including but not limited to poor installation, maintenance needs, clogged or frozen discharge lines, power failure, etc. A backup sump pump can help prevent leaking in most cases.

It's that time of the year again, time to prepare ourselves and homes for the brutal cold of winter storms. You would hate to have water damage due to freezing pipes or melting snow. It is not something anyone looks forward to but it is best to be prepared.
Follow these tips recommended by www.ready.gov/winter-weather to prepare yourself and your home for winter.
Before Snowstorms and Extreme Cold
- Make a family communication plan. Your family may not be together when disaster strikes, so it is important to know how you will contact one another, how you will get back together and what you will do in case of an emergency.
- Make an emergency kit for at least three days of self-sufficiency.
- Keep space heater safety in mind: Use electric space heaters with automatic shut-off switches and non-glowing elements. Remember to keep all heat sources at least three feet away from furniture and drapes.
Prepare Your Home
- Make sure your home is well insulated and that you have weather stripping around your doors and window sills to keep the warm air inside.
- Make sure you have a working carbon monoxide detector.
- Keep fire extinguishers on hand, and make sure everyone in your house knows how to use them. House fires pose an additional risk, as more people turn to alternate heating sources without taking the necessary safety precautions.

It is almost Summer and now is the best time to start thinking about preparing for summer, and part of summer is summer storms. It maybe nice and warm outside but that doesn't mean that summer storms are not dangerous and will not cause any damage. Follow these simple tips below to be more prepared.
After using common sense to prepare, follow these simple guidelines:
- Charge all mobile devices
- Make as much ice as possible or go buy some at your nearest store and have a cooler handy in case the power goes out.
- Get lots of water handy for drinking, washing, etc.
- Move plants in doors or as close to the building as possible.
- Fill you gas tanks up in your cars and any extra tanks you have.
- Get cash
- Get a light source; flashlights and batteries, candles, etc.
- Set your thermostat a little lower than usual. (If they power goes out it is going to get hot)
- Have games and things to do inside handy.

Between 2006-2010 the average flood claim was nearly $34,000. How to Prevent Ice Dams on your home

An ice dam is a problem of house and building maintenance on sloping roofs in cold climates. Ice dams on roofs form when accumulated snow on a sloping roof melts and flows down the roof, under the insulating blanket of snow, until it reaches below freezing temperature air, typically at the eaves. When the melted water reaches the freezing air, ice accumulates, forming a dam, and snow that melts later cannot drain properly through the dam.] Ice dams may result in leaks through the roofing material, possibly resulting in damaged ceilings, walls, roof structure and insulation, damage or injury when the ice dam falls off or from attempts to remove ice dams.
The melting of roof snow comes from two reasons: Heat from inadequate roof insulation and heat leaks, and inadequate ventilation. This condition is called a warm roof and the heat conducted through the roof melts snow on those areas of the roof that are above heated living spaces, but the snow does not melt on roof overhangs. Also, a small amount of ice damming can occur from the normal freeze- thaw cycle melts snow on warm or sunny days.
The key to preventing ice dams is to keep your attic and roof cold. After a snowfall, a cold roof will have a thick blanket of snow. A warmer roof, however, will soon have clear spots where the snow has melted off, and may well have icicles hanging from the eaves.
To keep your roof cold, follow these three steps:
- Stop warm air from reaching your attic and roof. This typically stems from air leaks through your ceiling into your attic. Most of that comes from air leaks caused by gaps in the drywall, cracks around light fixtures, unblocked walls, plumbing pipes, chimneys, and access hatches. These can be hard to fix but can be done through the attic by plugging leaks with foam and caulk.
- Go into your attic and check the depth of your attic insulation. Building codes require about 12 to 14 in. of fiberglass or cellulose. Add more if you have less than 8 in and have had ice dam problems in the past.
- Attic ventilation draws in cold outdoor air and flushes out warmer attic air, cooling the attic and the roof in the process. If you don’t have enough ventilation in your attic this could be causing ice dams and you might want to look into adding come ventilation vents.

There's an old saying in Utah, "if you don't like the weather wait 5 minutes." So far our autumn has fluctuated quite a bit as far as temperature goes. You wake up in the morning freezing even through your winter coat, but a few hours later you're kicking yourself for choosing to wear a sweater. Not only do the highs and lows throw off your wardrobe game, but combined with some precipitation, can make a recipe for costly water damage to your home.
Ice dams are one of the leading causes of water damage during winter months. Ice accumulates near the gutter where no heat is escaping from the inside of the house through the roof creating a dam for all the melted snow above it. The standing water will eventually find it's way through the shingles, roof, insulation and finally the ceiling. Unfortunately, by the time any symptoms are visible it's already too late so prevention is by far the way to tackle the issue. If you're not wanting to take a ladder excursion up to the roof every time temperatures drop to freezing, heat tape (or coil) installed in the gutters and from the edge of the roof to about 6 inches passed the heated space of your roof will drastically decrease your chances of ice dams. No matter how you prevent ice dams please do so safely.

The sun sets a lot earlier, breath is visible outside and noses become runnier; these are all telltale signs that the weather is getting colder. Most people don't know, but along with the changes in bodily defenses the cold weather means frozen pipes. Why are frozen pipes such a big deal? As the water that is left in your pipes freeze the water expands opening up seams, cracks and holes in copper that pipes are made of. Eventually that ice will melt allowing all the pressurized water to find an escape through the gates created by that unforgiving ice resulting in water damage.
Most people don't know that there are some VERY easy and inexpensive ways to prevent this from happening.

Icicles can be beautiful, but also dangerous and very costly.
Icicles, Mother Nature’s nose drippings solidified by her icy heart. The stalactites of our man-made dwelling caves and mercantile tents. Over the ages, prepubescent children have found numerous uses for our sparkly friends of descending girth, such as target practice for snow balls, swords for ice pirates and a flavorless popsicle treat that literally melts in the mouth. Though potentially dangerous if trodden beneath, nothing screams the ‘beauty of winter time’ like the transparent daggers that hang from our rooftops.
